Manor, TX

About eight miles west of Elgin along US 290, Manor is one of our most active service areas. The master-planned communities here, including ShadowGlen, Lagos Colony, Wildhorse Creek, and Presidential Meadows, brought thousands of newer homes to the area starting in the early 2010s. Homes in tightly packed subdivisions get more direct sun than older neighborhoods with mature tree cover, which pushes compressors and condensers harder and shortens their working life. Gilleland Creek runs through parts of Manor, and properties near the creek deal with above-average humidity that strains standard cooling equipment through the summer months.

The expansive clay soil throughout Manor shifts with moisture changes, and that movement can knock ductwork out of alignment in slab-foundation homes over time. Bastrop, TX

Del Valle sits about seven miles southeast of downtown Austin along US 183, near Austin-Bergstrom International Airport, and residential growth has continued well past those first subdivisions.

The historic residential district close to downtown Smithville has homes built between the 1880s and the 1940s, and those properties need technicians who understand older construction and aren’t just reaching for the quickest fix. Vernon L. Richards Riverbend Park stretches along the Colorado River on the north side of town, and the homes along that corridor deal with above-average summer humidity that older systems often aren’t sized to handle well. Smithville is about 45 miles southeast of Elgin, and we make the drive because smaller towns deserve the same quality of HVAC work as any suburb closer to Austin.

Buescher State Park sits just north of Smithville, and pine and oak debris from that area lands regularly on outdoor units and in condenser coils. Newer subdivisions like The Prairie are on the west side of town.
